A roofing estimate is easier to judge when you know who will do the work, what the price covers and how questions will be handled. For homeowners in Palm Coast and Flagler Beach, choosing a contractor starts with a few checks before signing a proposal.
Whether you need a roof inspection for a recurring leak or a complete roof replacement, ask the company to explain its findings and proposed work in writing. A confident sales presentation is not a substitute for a clear scope.

Check the Company Behind the Proposal
Ask for the contractor's business name and license number. Use Florida DBPR's official license search to review the record, rather than relying on a logo or a license number printed on an advertisement. Clarify any difference between the business named on the proposal and the name in the record before proceeding.
Request current insurance documentation and ask how to verify it with the issuing agent. Keep these records with the proposal. If a salesperson cannot answer a basic question, ask who can provide the documentation and when you will receive it.
Ask for Evidence From Your Own Roof
A useful recommendation connects the condition of your roof to the proposed work. Ask for photographs and an explanation of the affected areas. If the roofer recommends replacement instead of a localized repair, ask what conditions support that choice.
Discuss the actual roof system. A proposal for shingle roofing should identify the materials and installation scope; a proposal for metal roofing should explain the selected system and its details. A neighbor's roof is a helpful reference, but it does not establish what your house needs.
Make the Written Scope Specific
- Which roof sections and existing materials are included?
- What happens if damaged decking is found after removal?
- Who handles permits, inspection scheduling and debris disposal?
- How are changes documented and approved?
- What payment milestones and completion documents are stated?
Use the same questions for each contractor. Our guide to comparing roof replacement estimates walks through allowances, exclusions and warranty questions in more detail.
Know Who Answers After the Job
Ask for the product warranty and any workmanship warranty, including their actual terms. Confirm how to report a problem and who will respond. Request references for similar work and ask those homeowners about communication, cleanup and how unexpected issues were handled.
